I got everything fixed except the roof, which is required to be replaced sometime during this year - it was expensive:  $1000+ vs $600K for like properties I own in the area but I got it and it is a good, solid investment.  

Make sure you get quotes for full replacement (rebuild) and for cash value. 

The goal is to buy our first property, then a few more that cashflow, and eventually replace our W2 incomes with incomes from rentals.

I've got carpet upstairs and I know dogs can damage it, but the carpet is already old and I know they'll need to be replaced anyways the next time this place goes up for rent. 

I would attempt to save the existing drain field, perhaps it may only need to be flushed; have your septic guy give you some alternative suggestions and make the replacement the last choice as it is the most expensive.  

That's good because a 60 year old range is going to have to be replaced at some point.

They are, lead paint removal, and replacing the 3 furnace units as they are original and are on their last life.

(Most plans participant loans are set to an interest rate of prime+1 or prime+2).But, you are replacing the borrowed plan principal with after tax funds.  

That interest will be tax deductible, and will replace your rental expense.4) General handiness.
