I know a woman who works with a tenants rights group that I’m gonna call tomorrow to ask her how to respond to this notice.

Obviously this is good for her as she'll make more money...but I'm curious to know if the rest of you think I even made a reasonable offer...ARV $225kRepairs $77.5k10% Contingency $7750Property taxes $6740 a year ($562 a month)Other monthly holding costs from bank/hard money loan and utilities - $12757% Realtor commission - $15,750I was planning for 6 months of holding costs...My offer was for $80k and the woman said there's no way she'd take less than $150k.Obviously given my $77k rehab budget and a $225k ARV that number would make sense in her mind...but I obviously told her I was an investor from the start and would need to pay all those fees, plus still make a profit (for this deal that was a target of $27k). 

I found a great deal (used my VA) from a wonderful older woman who was simply looking to get out of the land-lording business (after 30 years)!

He drove a hard bargain even then, but it was a fair price.I am embarking on some new JV deals which I hope will turn out well, but only time will tell.

Having done many major rehabs in the South/Atlanta , there's often more involved than just plain numbers, when you are a woman.

This woman is clearly just stupid and makes our job easy, but we bust the sneaky ones too.With that in mind . . .Our ongoing policy has been to remove any post that does this and then ban the user from the site.

Because of my connections to the politics and policy of this area(My network hub in the area is an editor for a paper that prints every policy decision effecting Grand Lake), I realize now is the time to act.I have found a woman who has offered to answer any questions, and guided me to the method I plan on using, wholesaling and assigning, and has offered not only support, but genuine guidance.
