Brian basically answered how I would have regardless of your strategy and market becasue the fact is, granite these days is so cost effective, it makes sense to put it in all units, both flips and rentals.In your lower income rentals, your tenants will damage and destroy countertops that are of the cheaper variety and as such, you will be replacing them more often.

Now that I *am* married, for a variety of reasons not worth getting into, I absolutely consider it a joint asset and am considering adding my wife to the title to make that official.I thought I would need to do this title change at the time of the refi, but my current lender and one I'm considering doing the refi with both said I could basically do the title change before, at the same time as, or after the refi since it's just adding my spouse.
