I do routine maintenance checks while I'm there & chat with the tenants to see if anything is starting to fall apart. 

The timing is fortuitous insomuch that it'll be very uncomfortable without heat and water in there, but if they don't pay today, which I'm betting they won't, it could easily be misconstrued as a self-help eviction tactic.

We routinely work in other states and have never had to register as a foreign entity.We recently opened an office in another state and that is what triggered registering as a foreign entity in that state.

Perhaps this new wholesaler Michael was dealing with didn't have their processes down pat, to the point it made the end-buyer uncomfortable; if I'm not comfortable in a deal, there are plenty more to be found.

If the tenants are currently behind on their rent, give an eviction notice to ALL of them, including the mother.If you are uncomfortable doing an eviction, then this is definetly not the business for you.
