You have to find the sweet spot of a place that a lot people go but is not top of mind for rich people wanting a 2nd home.

Also, price wise, what is the sweet spot for quality tenants and reasonable cash flow in Buffalo's condo market?

My opinion is short and sweet. 

I'd say that's a sweet deal.

My belief is that I'm providing investors an ability to be involved with some pretty sweet deals for a short period of time — securred by RE and with upside potential regardless of market appreciation. 

So I tend to think that is the sweet spot.

Would a duplex 3/2 or 3/1 be the sweet spot?
