Buffalo condo markets - anyone familiar?

Hi All,

I am a buy-hold long term investor, looking for cash flow. Am willing to settle for lower cash flow for better quality tenants.

Anyone familiar with condo markets in Buffalo? What are some of the neighborhoods that can attract quality condo tenants in Buffalo?

Also, price wise, what is the sweet spot for quality tenants and reasonable cash flow in Buffalo's condo market?

I just started looking, will make a trip there myself soon.

Anyone familiar with these neighborhoods? I think they are good for multi family homes, but not sure if there are condos in these areas:

Amherst

Orchard Park

Elmwood Village (I think this is in the city, and in the city it usually means bad?)
