Study the landlord tenant laws of your jurisdiction and see if you want to take on the responsibility of going through the the eviction process.

Just by your story in appears that it would be hard to prove they didn’t do the work especially since you’re not even sure exactly what the work was supposed to be.

Why not simply make the tenant prove they are renting a property and then provide the benefits? 

Hi Jose,It is very important when we are finished with our clients cost segregation studies, that we have competent real estate experienced CPA's who know how to process the studies. 

My plan is to give myself till April 1st to find a 2-4 unit to purchase with an FHA, study the local market and if I don't feel like a 2-4 unit is obtainable by then, then I want to use an FHA to buy a single family house which I'd live in for 1.5-3 years while looking for a duplex/triplex/fourplex (I'd rent the single family house after moving out). 

We listen and study a lot but are scared of the Shiny object syndrome that David and Brandon often reference.
