Joe Fairless Joe, I'm not going to lie, after listening to your podcast for so long I'm feeling a little bit star struck!

They're total rock stars.

Most people hate making calls, so if you can psych yourself up and make lots of calls and set up meetings, then you will be a rock star.  

You can change to another company if you are moving up or making at least the same.Now if it's a different field all together then you may have been a rock star at what you did before but flounder with the new profession which is why lenders want a seasoning period.In your contract of the purchase and sale is there language related to the buyer will have to apply for an accept a loan with an interest rate of no higher than XX??

I almost did several deals on long island and THANK MY LUCKY STARS I NEVER DID. 

One think I think is interesting is that the Star Tribune ran a mobile news script about it but made no mention on their website. 

Just my 2 cents, every investment strategy is different for people and people need to do what makes sense for them, not what they think is the shiny star that every one else is trying to chase.

I agree, I dont see repairs less than 50k even if the stars align and you find a reasonable contractor to bid you that amount and also is high quality.
