You have time on your side, given your young age.  

I'm not sure if I want to re-enlist or not but if I did I was thinking of using the VA loan on a duplex and me and my wife would live in one side to get started.

I am pleased to join this group and to find anyone who is also looking at capitalizing in Atlanta's HOT real estate investment market via a quick flip or perhaps a few buy & holds.

Those same locations on the South side of Chicago will be $1,000- $1500

The home needs a lot of work, including lead paint removal, some asbestos removal (don't know of the extent yet but I'm planning for the worst), new roof, new siding, rewiring, and an interior gut and reno (kitchens, bathrooms, etc).

I'm just starting out and doing it on the side but I saw getting my license as a great way to get into the REI game and save money on commissions when I would buy and sell any flips I do.
