If I go though with it, I will be seeking professional tax advice beforehand, but just wanted to get a feel for what others with experience in this have to say.  

Basically the IRS considers intent,  if you are buy and hold and are exchanging it  then it can be a 1031 but if you are basically buying to sell which is what a flipper does they will question it and you will get hit with the taxes and maybe penalties. 

If passive income is what someone seeks they should invest in a CD.

Nothing is more valuable than knowledge, and that is exactly what I am seeking.

That wasn't okay with us...and we weren't willing to seek approval for rent increases either.4. 

The back taxes and penalties are downright ugly - and not worth taking the risk of being caught.
