Assuming you get 75% refinances, I see that you have ~$278,250 in cash-out available from your current properties, so with your $100k you would be close (making sure to account for reserves).

I needed $10k down, $10k to start the rehab (I would later get reimbursed according to a "draw" schedule), and $10k in reserves, so $30k in liquid cash.They also checked my credit, score wasn't too important they stated, but they did want to make sure there were no liens, judgments or foreclosures
