For example, if you would have looked at some of the more expensive parts of Las Vegas and Atlanta back in 2006, you would have seen prices appreciating at a similar pace (doubling every few years), but as we saw in 2008-2011, that wasn't a long-term bet I would have wanted to make.Sure, there are differences between Howard County and other places (the schools are some of the best in the country), but this is public information and I would argue that that just means much of the value is already priced in -- no different that a stock where some "secret" about the company has been leaked.That said, it's hard to find houses in Howard County for less than $200K, and even if you can, they aren't going to cash flow very well.

Luckily the Berkeley Property Owner's Association is a very vocal supporter of landlords and has tried scaling back Rent Control, but in the long run many of their efforts are futile since the City Council has their own agenda.
