However, as you continue to build equity the denominator gets bigger faster than the numerator and the number goes down, eventually reaching the Cap Rate.

From a basic numerical analysis the deal would not necessarily be one I would consider, however the tenant has resided in the house for many years, is very dependable takes care of the house/property etc and plans on staying there for the long term.  

Being a vet myself I have taken advantage of the VA loans numerous times.  

Does anyone have a good flooring supplier they wouldn't mind recommending?
