If you can work questions into a conversation rather than just start listing off questions this will make it seem a lot less like an interview where you are the only one benefitting to just a conversation where you are getting to know each other. 

Stabilizing the property: getting it ready, maybe renovations, assisting with the interviews for the tenants, interviewing vendors etc 4.

I interviewed 100 plus of my C and D tenants when i spent a year out there.. 

Have a PM already in place (interview many), and see if you can get ore approved for a certain amount.
