I just bought 2 years ago in Summerlin.. and we do half a dozen flips in Vegas a year.. been very good to us.. we do the 6 to 6.5 months a year .. other than weather your tax situation wont change. but boy compared to being a Oregon resident.. what I save in tax being a NV resident paid for the house I bought LOL  within 3 years.

My goal would be to have the ADU build which will take up half of the backyard space and the entire side yard, so that guests can enter. 

Atleast you could bounce back if you still had half .

I built a 100 home project in Lafayette Oregon called Lafayette plantation  and we could not make fire flow.. so I had to run a 12 inch water line almost a mile to tie into our system to make fire flow.. that was maybe 200k back in the day.. so still cheaper than sprinklering the whole project. 

Pets, really consider, if its a pet lovers house, you will get a half a dozen of them in the house with one or 2 pets per room. 

My wife and I started investing about a year and a half ago.  

To do this ((93/2 ) (wage rate factor)+add back half sqft cost ). 

A walk away from many gas stations, grocery stores, 1 mile away from the hospital and walking distance from schools.

And it's maybe 10 miles from the bay on 72.

I see quite a few available properties in the overall area near SU or within about 10 miles, but am a little hesitant to believe that some of the properties can be financed.
