I'll usually go there first to get a baseline and then further refine that with local listings, etc.. 

The property has been listed for two weekends and you think the market is saturated?

I pitched it to my fellow investors, but numbers did not work for them and we did not want to purchase the house ourselves, our initial plan was an assignment.As time passed we decided this house needed to be listed on the MLS to get a retail buyer.  

It appears mostly property prices are on downturn all the zillow listings are showing price cuts left and right.

One property in particular is listed in the Kissimmee area (I think it’s about 26 mins to Disney), it’s a single family, with a pool. 3bd/2bth.

And, when you do all of this stuff yourself, it makes it SO much easier to put an inventory list together so you have information on everything in the property (where you bought it, price, SKU #'s, etc) so when something breaks, needs repair, needs replacement, etc, it's that much easier to handle. 

I am not ready to list the property but know how important finding a good cleaning service is and do not live in the area and was wondering if anyone has referrals for reliable cleaners in this area ?
