I have an update:Update #1I was super excited to find a possible 3 flat building, which was newly listed on MLS, But my excitement quickly turned to horror as: Unknown property conditions of 2 occupied unitsOlder, possibly original, electrical wiring that needed updating immediately (vacant unit had 1 electric outlet per room)Seller is deceased, estate now held by sister who lives in New York, who has never visited buildingPossible water/roof damage as warping and thick cracks appeared in stairwells/wallsOlder, leaking windows Questionable plumbingBIGGEST DEAL KILLER: EXPOSED ASBESTOS WRAPPED AROUND ALL PIPES IN BASEMENT!!!!

They said it was minor outlet grounding issues and is supposed to be repaired today 4/9/16.I got a call on 4/7/16 stating that they sold the property. and new owners want to live in the vacant downstairs that we already put a security on.

The inspector we hired was familiar with quite a lot, but did not know the requirements for our city specifically.Things that are probably on the list-working windows and window locks,working fire extinguishers and smoke alarms (may need to be hard wired)Common exterior doors close and lock on their own,GFI plugs at counter height in kitchen and bathroomsFlooring in good shape- no trip hazardsExterior in good repairAt least one grounded (3 prong) outlet per room, wired correctlyStair rails secure and graspableThey may require an HVAC inspection- ours does inspections every 2 years and requires an HVAC cert every 4Everything else in place must be functioningYou would be able to note a lot of these things while your inspector is working, that way you know what needs to be fixed prior to inspection.

I have done similar things on the job where I had to borrow a neighbors outlet but there is no way I'd leave a bad electrical wire in the ground a second longer than it needs to be.
