I suppose if its a super great deal and you have your heart set on this, i'd suggest seeing if he would be open to you purchasing all 8 on a REC (he'd have to see if his REC can be extended through whatever timeframe you need), then work out some long term rent agreement with his unit.

Put yourself in the lender's shoes: worst case scenario is that the rental unit is vacant for an extended period of time and the loan still needs to be paid, can you afford it?

Clarification on whether or not I’m reading this correctly; but, the press release is saying that any Fannie Mae / Freddie Mac backed homes have no eviction policies extending through 31 August for BOTH homeowners and renters.
