Situation: we bought a new primary residence one block over from our current house, back in June.

I figure if I charged any sort of deposit, they will leave the place dirty enough to justify the extra work to clean it back up with the deposit money.22 houses total. 

I plan to invest in nj where house appreciates well. how to do I find the true appreciation rate for certain towns ?

I am selling our primary and 2 rentals we have in Michigan, looking to rent for a year as we find the right house hack.

just now the bad people are trolling the smaller investors trying to get 500 to 1000 bucks out of them.. and I am sure many lose those dollars .. going after things that don't exist they just don't realize they don't exist..

You can look and see what they pay for our area. usually they pay higher rents to allow section 8 tenants housing.

If you're not working with a local agent to help you screen tenants...I would say the best way to get as many eyes on the property is create marketing material - add to local FB groups and host 2 consecutive open house weekends showing a model unit and amenities.If you're close to any University Campuses - I would also suggest to partner with the university for housing opportunities for upperclass students.Good luck with filling those up!
