No "trade or business" - no 1099s.The IRS definition of trade or business is flimsy, and we can debate for a long time - and never agree - whether rehabbing a property prior to it being placed in service constitutes operating a trade or business.Since issuing 1099s is a good business practice and is a very minor hassle, I would advise my client to issue 1099s anyway, to be on the safe side of compliance.

I wasn't feeling comfortable with the deal and was debating using a finance or appraisal contingency to back out, but with the appraiser telling the seller that the house appraised at value but not the ARV and the specifics, I lost all of my leverage.  

This is not another cash flow vs. appreciation debate (as mentioned in the bottom of the original post).

* I've also debated NH as a cheaper option but need to do more research. 

Just debating purchasing another sfh and monthly flow would be around 250-300 after expenses just wondering if its worth it?

Do you wash the comforter, shower mat, and shower curtain in between guests/tenants? We operate primarily as an MTR but will use the STR model to fill awkward gaps.
