That’s about itI have to buy some tshirt from a vendor to report to my business credit . they do customs stuff too. i was thinking instead of getting a bunch of plain tshirts . i got a "we buy houses" design made and was thinking of just putting them on tshirt hi viz green or orange. i did think man that is tacky but you know what im building my business credit profile (another way of funding) and im doing gorilla marketing tactics at least im trying. and who knows if you make it funny or something you can start a convo that can turn into a LEAD.

You can easily see if their property is still under contract or not.If you dont release the deposit....what will you then do if they dont release the contract on your home and then you cant sell it. ( I dont know Florida custom and law, but in MD/DC the contract needs to be released before you can sell the house to someone else)

I'm not saying I don't think you can't achieve those rents, because it obviously depends on the finishes, but I would just recommend focusing on the big picture stuff on a deal before nit picking every maintenance details because honestly it's an educated guess either way.

I want to know from other investors, especially ones that work with wholesalers, if what I am planning on providing investors is overkill.Once I have a signed PSA, I plan on:paying for a title check (to make sure the title doesn't have any unexpected liens)scheduling a home inspectionhaving a general contractor provide a renovation estimate (labor & materials) for both a fix-n-flip and a rental renovationAn ARV appraisalI am planning on compiling all of this information, along with a copy of the PSA, a full RentFax report, pictures of the property, and a video walk-thru into an "investor packet" that will be emailed to my investor list.
