DefinitionsAs used in this subchapter --(1) The term "Bureau" means the Bureau of Consumer Financial Protection.(2) The term "communication" means the conveying of information regarding a debt directly or indirectly to any person through any medium.(3) The term "consumer" means any natural person obligated or allegedly obligated to pay any debt.(4) The term "creditor" means any person who offers or extends credit creating a debt or to whom a debt is owed, but such term does not include any person to the extent that he receives an assignment or transfer of a debt in default solely for the purpose of facilitating collection of such debt for another.(5) The term "debt" means any obligation or alleged obligation of a consumer to pay money arising out of a transaction in which the money, property, insurance or services which are the subject of the transaction are primarily for personal, family, or household purposes, whether or not such obligation has been reduced to judgment.(6) The term "debt collector" means any person who uses any instrumentality of interstate commerce or the mails in any business the principal purpose of which is the collection of any debts, or who regularly collects or attempts to collect, directly or indirectly, debts owed or due or asserted to be owed or due another.

You could attempt to recover that money from the tenant that didn't leave, but I wouldn't count on it.If it were my property, I would leave some space between the last tenant leaving and new tenant coming in, at least a few days to allow for proper cleaning and repair of anything that needs done.

Would love to hear from someone who has attempted this.

I am a DIY landlord and one of my tenants reached out and said " the overflow hole in the bathroom sink has a sulfur smell" and "the water has been leaving a yellow buildup around the drains" the tenant has used bleach to attempt to resolve this however it continues to come back.

Of course I will not know everything but I will have a solid foundation to move on from, would it be a generally bad idea to still attempt to raise the capital and go for it? 

(b) With respect to any such person who is arrested, and suspected of being present in the United States in violation of federal immigration laws, every law enforcement agency shall do the following:(1) Attempt to verify the legal status of such person as a citizen of the United States, an alien lawfully admitted as a permanent resident, an alien lawfully admitted for a temporary period of time or as an alien who is present in the United States in violation of immigration laws.

I doubt the landlord will not fair well having knowledge of the circumstances and not attempting to deal in good faith.

In other words, as opposed to this just being an altruistic thread to give thanks, it was more Tim's (pretty sad) attempt to make me look bad because of the thread I posted.
