**I do not believe NC considers a non-functioning air conditioner as a property being inhabitable (please consult a lawyer and North Carolina tenant-landlord laws.) 

I am looking to use the property for an air b and b that I would run remotely.

Especially considering that with Covid all assumptions are up in the air.

Items needing repair and/or replacement may include: roof, hot water heater, plumbing, heating and air conditioning unit, etc.

With the new system in place, the hot air furnace is just a backup system, which was not used last winter. 

I am booked in my business for another 18 months, and My Air BnB is booked for the remainder of the year but my daughter finishes college in March and moves out and I’m single so i have a fair amount of flexibility. 

It has a newer drain system and air conditioner (which has been professionally disconnected and is in storage at the moment.)

IRA Pub 527 will tell you that there are three basic class life categories for your rental property. 27.5 year property is anything that is an integral component of the dwelling structure - such as roof, windows, HVAC, water heater, etc. 15 year property covers most of your landscaping items, such as new sod, sidewalks, trees, etc. 5 year property covers all the furniture and furnishings that you provide for your tenant's use (kitchen and laundry appliances, area rugs, furniture, window air conditioner, etc.

My dad still lives in Middle River and my mom in Bel Air.

Also, for these applications since most hotel doors are now inside I'm not sure how the elements (salt/sea air, extreme cold) affect the reliability of the locksets.Overall it would be a tough case to make over the reliability and low cost of the standard lockset and metal key.
