There is no "set" number of days to close unless you put it in the contract.

You get bad MTR tenants by setting your price too low and max guest count too high. 

So, other than another set of eyeballs, there is no risk transfer.

Some lenders even allow you to lock the used balance into a loan rather than having the rate float or adjust as many equity lines do.
