Hi all,After doing some research, I think that I'm comfortable with the requirements of how to handle abandoned property or items that tenants leave behind after an eviction or left-the-city-overnight escapes...but I'm not as clear on what to do if tenants leave behind something after a legitimate lease move-out and ending.

The RCW further states:The landlord is also barred in any action brought by the tenant to recover the deposit from asserting any claim or raising any defense for retaining any of the deposit unless the landlord shows that circumstances beyond the landlord's control prevented the landlord from providing the statement within the fourteen days or that the tenant abandoned the premises as defined in RCW 59.18.310.which is the case in my circumstance.

Let's presume he is still idealistic and doesn't see your lease as an opportunity to test his skills, then A with an additional deposit to offset the income risk.B's dogs are a problem, but the risk of abandonment (they reconcile) or drama (his wages are garnished for support) offset the stated income.
