@Chris Mason and with the new disclsoures which are as confusing as the old one's people just sign and never read the small print.you just had the " what is it going to cost me" sentiment everything else was irrelevant.markets moving up in the last 4 years have bailed many out as well. were they are no longer underwater

It depends on the capital you have available.If you have 200k cash and put 10k down on the property in Memphis then overall a small percentage of your liquidity.

@Kasan Kelley Ive always had a love for Real estate as well i went to a Vocational high school and my major was carpentry so i have a small background in the construction aspect of real estate but just like you said i was always one of the ones that thought it takes money to make money as well lol.

It isn't really about small multifamily but just multifamily in general but the best book I have read on the subject is Wheelbarrow Profits by Gino Barbaro who is a very active member here on the forums.
