BiggerPockets also has a calculator to analyze deals, and I highly recommend you start this as soon as possible, even if you are not ready to buy.

It's awesome you are considering where you want to be and flexible with that.I'd look at your high growth markets, where there is a diversified economy, job growth, income growth, population growth, business friendly environment. 

We do have a meeting with a local broker/real estate agent next week but thought it would be best to jump on line and take a look at some local properties and if nothing else practice our valuation process.

They tend to be lower maintenance, and the steady cash flow can be a great way to start building your portfolio.That said, vacation properties can be lucrative too, especially in high-demand beach areas.

If insurance won't handle it, then I recommend you document it heavily with pictures, dates, etc.
