There have been many people in my life that have told me that I wasn't good enough so part of it is to prove people wrong but the real reason is to build a legacy and a portfolio that can be passed onto my kids. 

Even if you get screen your tenants, you will have problems because the type of people that rent are those that don't have good enough credit to buy a house. 

What other info would you want to know before going to look at the property or are the numbers good enough to just tie it up in a contract before it is gone?  

Or is it realtor or some other site a good enough resource?

Once credit is good enough then go after a property.

Here's the story:A tenant had a 3-year lease option to purchase his residence but was unable to exercise his option due to not having good enough credit to get a mortgage.

@Matthew Gray If you're able to find a good enough deal, you may be able to finance with a HML. 

I think 222K is a good enough offer based on sq.ft. comps but we'll see. 

Eliminate all doubt whether you are good enough. 

Most $300,000 single family homes aren’t going to be in good enough shape or have a good location to generate a $3000 monthly rental.
