In all of Montgomery, Prince Georges and Howard County there are currently only 8 multifamily properties on the market.

Anyone investing in Prince George's County that have had good experiences working with local banks that do commercial loans on RE?

Kids are definitely not in the plan right now, @George P.I'm sure that would change our investment strategy drastically, not just to pay for expenses for kids, but just wanting to have an even larger emergency fund, savings for college like you said, etc.
