Kids are definitely not in the plan right now, @George P.I'm sure that would change our investment strategy drastically, not just to pay for expenses for kids, but just wanting to have an even larger emergency fund, savings for college like you said, etc.

I suggest checking out the meetup that both @George Foster and @Brie Schmidt host.

@Georges Martin  contact a realtor in that market and simply ask them if there is a public side.of course there are a bunch of KC realtors on this site so maybe one will chim in.

@Dmitriy Fomichenko  im not sure if its inside an ira. she rolled over her work 401k plan to the annuity purchased from an insurance agent@George Blower former employer 401k rolled into an annuity from an insurance agent@Carl Fischer  I don't want my mom to pay any more taxes than she already does w/ the conversion. my plan was to inherit it on its stepped up basis and possibly convert it from there. does that sound wrong?
