(I typically make these edits myself as the only changes are the time period and verbiage relating to the duration of the lease.)  

And you can easily edit them to add in your parking rules, etc.

The Nolo contracts are written by lawyers, they're easy to understand by tenants and can be edited to include your rules about parking or whatever.  

In your browser, choose View Source and download the html and then edit the links for what works for you.  

All three units are occupied, so I edited my lease to recreate the same terms as the leases they had signed with the previous landlord.

And you may be able to find all these books in your local library (free) or for just a couple of bucks used (older editions would be fine for educational purposes)...

I should edit my original post or at least have those smarter than I check my math because I stated 2.2% CAP on the $30k investment but I believe it is actually 22% ($6,600/30,000 = .22).Kevin: Interesting insight.
