Banks / lenders don’t sell candy or coffee or tshirts or even houses.... they sell money.

Get it under the lease option contract then you can shop it around, if you can't find a buyer, then let it go and move on.

If lack of deposit is an issue, just do some flip-n-sell first stack some cash up then go for BRRRR after.Other than that, talk to more mortgage brokers just shop around.

Close proximity to shops and restaurants is great, as well.

Probably shop around for at least 2 more lenders if not more.

I remember having no kitchen, a microwave/fridge/coffee pot and that was it for a couple months with a newborn.

By the way the "pick my brain" line is hilarious ....I've got over 100k followers on social media so I'd get schmo's offering to buy me a coffee about 25x a day.

The area is always expanding the business district as well as downtown, from Access to low cost regional talent, competitive real estate cost, strong work ethics and excellent facilities for sports, shopping, leisure and healthcare.
