October I evicted 2 tenants, trashed units, November had 2 more move out, had been their 6 months but in that time he took out a bathroom and converted it to a wash room, poorly done and incomplete, so I have to put back a bathroom.

Practically speaking, those results are so close as to consider them a wash... but if counting actual dollars earned, there will be a few more in the MFA pile than in the VTSAX pile.Worth noting, too, that I haven't paid a penny of taxes on the MFA deal and won't for some time, since I am 1031ing it, an option not even available on VTSAX.So yeah, still just one data point and still cannot prove anything whatsoever, but I''ll admit to liking that even an investment that performed notably under expectations still managed to beat the stock market.

They moved in with a broken washing machine that they set out on the back porch and left that behind along with a broken window air conditioner, a freezer they unplugged but left half filled with rotted meat, bags of mismatched shoes, broken furniture, childrens clothes, christmas ornaments, soggy bedding, rotting mattresses, more dirty diapers and, ironically, unused condoms.IF you can get a Section 8 tenant who can manage NOT to have a boyfriend/girlfriend/"fiance"/brother/sister/aunt/uncle/cousin/cousins children/babydaddy/babymomma/grandchildren come live with them because they've been evicted/kicked off someones couch/basement and have no place else to shack up you might have a chance to keep your rental unit in decent shape under this program.
