I guess I've always ended up working with a lender that did require the tax returns, bank statements, etc, so I didn't realize some lenders were so lax when pre-qualifying.

Well, because a lot of wholesalers either don't realize they have to treat wholesaling like an actual business, or they get addicted to the "big" number (gross income) and don't focus on what actually matters (net income).

While making it livable is obviously necessary, maybe a few things that could be added to keep appeal in mind- basically putting you in line with area comps/level of finish.Good news is that there are a few updates that can be pretty inexpensive like paint and carpet- although carpet isn't usually a go to in recommendation for a rental , but I realize that laminate is more costly.

I have been searching the web, Loopnet, etc. but realized the best way is to work with a buyers agent or broker and looking for how best to find someone and the pros and cons of me paying their commission (buyers agent?)

@Nathan Milholin yea i realize my numbers are off somewhere i’m not even really sure where i did it while at work as soon as i was told about iti drove by it on my way home and it’s in a worse part of the neighborhood than i thought more of a C-/C, although the outside does look okay. so i’m starting to come to the conclusion that it’s not worth it, it seems like the rents are WAY off which leads me to believe the current owner is renting to probably D tenants and the inside is not in good shape
