Best Way to Find NNN Property in Florida

Hi All,

Newbie looking to invest in a NNN property in FL. I have been searching the web, Loopnet, etc. but realized the best way is to work with a buyers agent or broker and looking for how best to find someone and the pros and cons of me paying their commission (buyers agent?) or let the seller pay. Is it better to go with a local agent or better for a national or regional agent? I Do not have any one area but looking for high quality property/location in the high population areas.

I am looking in the low end of the market of $1-2M, and a 1031 exchange.

Any help would be appreciated.
