@James Call   There is certainly a sweet spot for investing if you want a bit of both appreciation and cash flow, that's what our investment fund is doing.

That's pretty sweet in itself.

If you want to hire this guy, that’s between you and you, but understand that he will sweet talk you until he gets his money.I would call and either got rushed off the phone, bad service on his end and or he would cancel my booked appointment I made using his calendar.Mr.

But it was not as lucrative as if we paid cash for the timber.. those were when we made in some cases 100 to 400k per job in 60 days.. pretty sweet when they worked.

& give it minute to wiggle on the line .... and maybe go add some special touches to the outside ... pressure wash the roof, walls & driveway, shine the windows, plant some blooming flowers, hang a springtime wreath on the door, hang an American flag on a pole to stick out on the front of the attached line of homes (if allowed), etc....Some Simple & Sweet Southern Charm makes a big difference down here .... pretty much Everywhere, in the south & even in inner city Memphis, but it's Especially Expected at $1000+/mo rental range.  

I'm not saying run out and get that Tesla (though...they are sweet) but keep your family safe and do the same walkthrough on your family's vehicle that you would if you were driving the Truck. 

So instead, we are enjoying the 'sweet spot' while we get our side hustles going. 

We will have to play around and find the sweet spot on what level of reno works or if any does at all.
