Renovated properties in stable family neighborhoods are almost always a safe bet....what I still can't understand is dropping  $150k on a renovation of a historic property in a neighborhood where your a/c unit will be stolen unless it's in a cage...there's no sustainability to the model...

"Easy come easy go" would be more correct, so to build a portfolio that provides you financial independence, I'd say take 5, 7,10 years & build something sustainable that you can get your mind around.

So now I'm just reading the actual printed changes.Update - looks like we wouldn't have to worry about the self sustainability rule going conventional and the down payment was lowered from 15% (2units) 25% (3-4 Unit) down to 5% across the board and doesn't need to meet the self sustainability rule.
