Number 1 dont buy chrome next time,,,brushed nickel doesnt show water scum so fast.That HAS to be the oddest weirdest tub spout I have ever seen,,,maybe makes me thing REALLY old.Course IF just making it turn easier is ONLY concern then take off the rest of that face plate and get the cartridge out and grease it up with plumbers grease and see if that is what you want!! 

Franklin, IN has been a little soft for us.

This does not only refer to the city of Los Angeles mandate, where soft story retrofitting is already required and owners have 7 years to remedy, this was a multi family unit in San Gabriel with tuck under parking.

The wooden joists are also a little soft in the kitchen on Unit 2, which is above the kitchen of the tenanted roommate.

Follow the TAR lease agreement format (even though we do not use the TAR lease as it's fairly soft).  

Pay it off in full each month, and ask for a soft credit limit raise a couple times a year.  

Some lenders only do a soft credit pull, so it doesn't affect your credit score.

NOT all I don't want to get blasted painting that brush stroke but its far more than it is the good guys.

Get a pretty back splash, upgrade the countertop/sink/faucet .... and I'd also change the paint color to a soft grey... it shouldn't cost you more than $1K, and will look gorgeous in pictures!   

Does anyone know how should the San Francisco soft story retrofit cost be split among HOA owners?
