@James Wise...So far, I haven't seen anything in the laws that prohibit wholesaling.

This prohibition extends to lineal family as well.  

CL is a huge lead generator, and if the real estate agency prohibits it listing to them, I would direct calls to me even if I still had to pay the agency by renting it myself. 

How are things tracked to make sure transactions are non-prohibitive?

In chicago, non-owner occupied Airbnb units are prohibited, I believe, and that will eventually happen everywhere.

The antitrust laws prohibit, among other things, any joint conduct among competitors that could lessen competition in the marketplace.

A jurisdiction can, and in every case I am aware of does, prohibit the renting of a JADU without owner occupancy. 

I do agree with @Brian Eastman the checkbook IRA/LLC does offer the most flexibility for investment options within an IRA, however this is slightly more risky being that the LLC must not make any prohibited transactions.

I happen to be a Salesforce Partner if you have any detailed questions, and i know of at least one REO / wholesale app on the platform.Podio lets you DIY a lot of stuff and can be powerful and is a popular option around BP.Salesforce lets you really run an ERP tied into accounting, etc. but it can be cost prohibitive for smaller groups.
