I am looking to connect with other Real Estate Agents who have drive and motivation like myself to get together in person or via Skype, face time, zoom, phone etc. to practice scripts, role play, objection handling and talk about other items such as marketing, campaigns, drip programs.

You and/or your attorney need to be much clearer when stating things that are best practices vs. actual law. 

Good news The banks are prepared to work with owners the same way so it’s going to be a pass through situation.I had a chat with my Portland Oregon Banker on Wednesday about our projects and we are still good for spec loans.. their bigger concern is dental Practices and cosmetic surgery clients they have a VERY big book of dentists and doctors.. 

But just as practice, what should I look for in the due diligence phase?

I used to be a real estate attorney (I retired my license, so nothing I say is legal advice), but even when I practiced, I would still use local counsel for land use questions.

Now, to @Peter Nikic - I personally believe and practice that proactive, positive, compassionate communication is important.  

While I plan to research and look for a mentor, I wanted to know if there were some best practices for finding a mentor, how to approach a potential mentor, and what would be some key indicators of a good mentor?
