Only negative feedback so far is, it is located on the 2nd floor and no elevator. 

To ensure success you will definitely want to associate with like-minded people, people with experience and who are already doing what it is you want to do, and people who inspire you… not naysayers, negative people, nor critics.

It is a desirable property in a growing area, and I've run a stress test - assuming I have to drop rent, have 8% expense ratio and 15% vacancy rate, I'm not dropping to the negative, but have a rather weak 2% ROI.

Typical tenants are those in life in need of housing from negative/abusive/less than desirable circumstances. 

Rent to purchase price ratio almost guarantees negative cash flow.
