If you are saying the Net Operating Income (NOI) is going to be $48k ($4k x 12 mo), then maybe you could expect between an 8-10% cap rate, which would value it at $480k - $600k.3.

She called me because the picture window in her living room spontaneously exploded and the owner (also the failed flipper) blamed her, well come to find out this genius cut a big hole in a load bearing exterior wall for this window but had neglected to put a header in so when a big heavy snow came, the pressure was too much for the window and it followed the path of least resistance. this happened 2 consecutive winters. a home inspector would not have caught that because it is hidden behind sheetrock but if the work had been permitted, it never would fly. my point is that an inspector can only inspect what they can see and that many flippers either have no clue what they are doing, are trying to cut corners, or don't care. there ARE some good and responsible flippers but when I know a house has been flipped, I am always suspicious.

My Fiance and I are looking for the same in morris county a bit harder to find properties that cash flow there...My advice find one that needs work grab a fha and 203k load wrapped together and reno it ( if your up to a project) Vinyl flooring , quarts counters clean and modern.

The value that your wife is bringing to the table is actually easier to convert into a percentage of ownership in the deal because you should have a pro-forma and financial projections for the deal and the commissions that she will not charge actually have a dollar amount that is easily calculated based on the numbers you are projecting.Our business model is based on syndications for large multifamily properties where we bring equity from our investors as limited partners and we participate on the general partnership side of the deal alongside our operating partners (which in your case would be the builder).
