Just an idea! 

There are some sub 75k deals out there that would make great buy, repair, rent and hold properties but I'd prefer to be able to preserve my own capital as much as possible to knock out quite a few deals this year and in the next several years. 

I really like that idea of adding a separate page, apart from the screening company, about more personal questions like how long they typically live there. 

You get what you pay for, but if well maintained they will hold up.

So I'm coming up with ideas of how I can make money wholesaling and I have some questions to see if these ideas could work.If i were to go under contract with a FSBO, for a set price on a property with an assignable contract.

Investment Info:Single-family residence buy & hold investment.

Unless you are part of an investing contingent with a bunch of other landlords with Trenton holdings, like the "Brooklyn" folk, I feel if you are a landlord living 1+ hours away with the plan to have 1-3 properties in the near term, you will get ripped off.

Investment Info:Large multi-family (5+ units) buy & hold investment.

I have 2 properties over there myself and they are my favorite buy & holds. 

Either way communication is key, if the tenant is not communicating I do not even entertain the idea of working with them.
