Absolutely hands down spending double on a Reno than I wanted too and not getting an actual bid to work off of that way I could hold them to it.

That might make sense for someone with just a handful of units, but since you seem to be growing quickly it seems like your time would be best spent working on (or even in) your business rather than doing the bookkeeping for your business. 

I would recommend joining a landlord association in your area, but before you do, ask about the lease they have on hand.

in regards to participating in Auction.com; online auctions, (and an out of country investor with boots on the ground to mobilize any rehab after the fact and peak in windows before hand)  ....is there any immediate hick up I am not seeing, regarding funding, earnest money, anything else, that should keep an out of country investor sidelined......I have never participated in an online auction and would like to participate while I am out of country....fear, unknown is keeping me sidelined.mattlooking at florida market particpation, jacksonville fl

I will be hiring a property management company but will still be  hands on. 

A lot of time and effort goes into it, so you're not going to get people to just hand over that information.   

I've got my hands on a deal in Kitchener Ontario for a single family home at a sweet deal and ready and zoned for conversiontowards a triplex, in Kitchener, Onflip this property and make over $100,000 + in 6 months or buy and hold , ( great strategy would be the BRRRR strategy for this amazing place, you just need some sweat equity towards making it work as a true investment.
