I am not sure how to handle this - can I give them contacts of a plumber and say a locksmith and have them reach out to them and address the urgent issue. 

It is far easier for someone actively working in the industry to be able to know and reach out to 100-200 people who are on their team or off doing like-minded operations to see who has a distressed property that needs to be offloaded quick.

Find areas that aren't over saturated with rentals, and an area that could easily pivot between short-term / mid-term / long-term rentals as the market fluctuates.

Then reach out to a realtor in the town you want to move to.  

As for better profit splits and preferred returns, we are just now reaching the size to be able to hit the higher tiers.

Reach out to 50 investors in your area and ask to have lunch, coffee etc.
