If the OP were the one rehabbing the house and reselling to an owner occupant, I'd say that he needs to know both of those numbers.But, since he is just wholesaling the deal, I believe it's more important that he has a value that is supportable, even if it's not comprehensive or completely accurate.

In this case, I suggest you address more than liability.The owner should have his own policy, a landlord policy, several ways for them to set that up and your activity should not be getting involved with the owner's coverage.
