I have received probably about 15-16 packets of photos of comparable, recently-sold property from some contacts I made in the local real estate business.

You can actually cash flow AND get great appreciation here compared to a lot of areas on the mainland where you get one or the other.

The pre-moveout inspection is an opportunity for the landlord to list any items (beyond normal wear and tear, ie holes in the wall, stained carpeting, broken blinds, missing or cracked switch plate covers, etc.) that must be repaired or cleaned prior to move out.

She is priced a little high compared to the comps but not much higher than the assessor's value.

Send out the notices 60 days prior to the expiration of each lease.

Since I don't have prior knowledge of real estate. 

There was about $1,200 worth of damage inside and it was disgustingly filthy- not sure how this compares  to you all but it's been our worst clean up yet.
