Specifically a foreclosure attorney or a real estate litigation attorney.Do not go to a general practice attorney that only dabbles in real estate as a small part of their practice.If you bought this house this cheap why on Earth do an owner finance on it??

I guess the issue with single member LLCs were that the LLC was intended to protect the other partner in cases where a litigant was suing an individual partner.

Its just civil damage.

It may end up being nothing but you then have liability and litigation protection (assuming your policy has that, not an automatic with landlord insurance).

If not I'm at least civil to them...

But it was for estate planning and not liability protection and I moved into a Trust not an LLC so I don't know how this would hold up in a civil suit.

She's trying to make that happen, but I'd anticipate a lawsuit ASAP if it does pass the city council and I'd imagine a court would be willing to put an injunction in place holding the proposal at bay while it is litigated. 

We want to make some passive money and do not want to expose our personal lives and assets to possible litigation.

And on some ag land I have done soil testing because not all soil treatments for ag are conducive to having people live or work on top of those soils.Also you can talk with a local for profit land planning company or Civil engineer you will need them eventually usually they will give you and hour for free.. 

Wholesalers without licenses can lose in litigation.
