The key criteria includes:• Significantly higher ROI requirement• Time to rent < 30 days• Adjacent to major bus routes • ROI (higher than class A or B properties)• 2+ bedrooms• 2+ baths• Certain locations, communities and floor plans are excludedOnce we have properties that meet the specific class criteria I personally visit them and evaluate the area and subdivision/community.

They are in excellent shape and were built in 2012 and have electrical but no heat.The parcels next door are a storage unit that has a waitlist and a municipal airport.

For the water I found a PDF from the Joshua basin water company that put the estimate around $5,800 if the water pipes are adjacent to the property, which they are.
