My goal is to invest in a multifamily property to live in/airbnb.

My rental properties are in NY but I live in AZ. 

Unfortunately LPs, in addition to being in bad deals are also deciding on capital calls.

Business or rental SPACE that is separate from the living area affects your gain/loss calculations.  

@Kwame Locks in addition to the advice of going to meetups, here's one strategy I think that would help you find someone to mentor you.As you go to the meetups meet as many people as you can, try and find more about their business so you have a rough idea of what they do and focus on, but more importantly try and ask them what problems they currently have or what they're struggling with.

If the pwnership frequently changes perhaps the property doesnot live up to expectations so the owner dumps it to some other sucker, I mean owner.
